This Planned Unit Development encompasses a full block in the Portola District of San Francisco. It consists of 86 new, single family homes with off street parking spaces.
In keeping with Portola’s emerging “Garden District,” the incremental-designed homes are organized into eight community clusters of 8-21 dwellings each, all connected by a “diagonal park.” The park consists of a series of public spaces that respond to the pattern of the block, and are programmed as landscape elements, a promenade, children’s playgrounds and community farms.
Each residence has its own independent foundation, exterior walls, and features a private roof deck/open space. Each residential plan is configured to support a sequence of pre-approved, incremental expansions through a series of additions. The increments would support community and family growth.
Replaces former greenhouses in disrepair to revitalize the only blighted block in an established thriving neighborhood.
Includes 20% BMR units, 19,200 sf common open space and 14,800 sf private open space.
Successful negotiations with various neighborhood groups and community services providers.
